How to View a Property the Smart Way

Buying a house is most likely the biggest decision you’ll ever make. Or one of them at least. A big part of this decision-making process is the house viewing. Viewing a home is rarely easy; there are a thousand things running through your mind and some people find the idea of inspecting another person’s home slightly awkward. And that’s understandable, but it’s important to get over your inhibitions if you’re going to conduct a successful viewing.

Question Everything and Ask Questions

Don’t be afraid to ask questions to the home owner. You may feel like you’re being intrusive, but if the seller is genuine and has nothing to hide, they won’t mind being prodded for answers. You should still remember to be friendly though. The process will be pretty hard going if you fall out with the seller at the first meeting. 

Ask the same questions of the estate agent too if you’re concerned that you’re being given the wrong answers. If things don’t look the same in person as they did on the property finder website, you should be suspicious.

Don’t Let Things Cloud Your Vision

You should try to be as objective as possible when you’re viewing a property in Dubai for the first time along with your real estate brokers Dubai. Try to view the house as a house rather than a home. Don’t even think too hard about how you’d turn it into a home for yourself. That can be done on subsequent follow-up viewings.

What you should be focusing on is the location, the aesthetics, the position of the house and the size and space it offers. Focus on the facts and leave the personal feelings for next time.

Be Nosey and Test Things

What’s wrong with being a bit nosey when you’re looking around a property? Of course, I’m not suggesting you go rooting around in the seller’s underwear drawer! But feel free to ask about the storage space and see if they can show you what it offers. Try the taps in all the bathrooms, make sure you know if the heating system is fully functioning and ask about what maintenance they’ve had done in the last few years. These are all things that could help you make a decision.

Know What You’re Looking For

If you know what you’re looking, your house viewing will be much more effective. Some people prefer to browse lots of houses and see what catches their eye. This can be an effective way of viewing a house, but it’s not the most time-effective and I wouldn’t recommend it, personally. 

That doesn’t mean you should have a very specific, unbendable vision though. Whenever you’re buying a house, compromises will be necessary. But have an idea of what you’re looking for before you walk through the door.

Understand Ownership

Ownership isn’t always straight forward. You should make sure you know exactly who owns the home you’re buying. And whenever possible, talk to the owner, not just the property management company. 

This is even more important if you’re buying a property with land involved. The last thing you want is second owners of land or border disputes once the sale has gone through!
